1. I look for a property meeting your specifications. As a member of the National Association of Realtors, Wisconsin Realtors Association, and the South Central Wisconsin Realtors Association, I have access to all listed properties.

I also have connections with non-member Real Estate companies, and I contact For Sale by Owner property owners. In other words, I do a thorough search.

2. I work for you as a Buyer's Agent, or I work as a subagent of the Listing Broker. It is your choice. I am more than happy to explain the difference.

3. I show you the property and help you compare it to other properties. I can schedule multiple properties on the same day.

4. I counsel you on the value of the property, and show you comparables that have sold. I present an offer to the owner, or the owner's agent, on Wisconsin approved forms. I negotiate under your direction, and hopefully secure a signed agreement.

5. I facilitate you through the process, including Financing options, review of Owner Disclosures, Home Inspection, Well and Septic if applicable. If I am working as your Buyer's Agent, I re-imburse you at successful closing for the cost of the Home Inspection (up to $300).

6. My fees are covered by agreement with the owner or listing agent, or as a part of seller's closing costs in the offer to purchase. It won't cost you anything! Some restrictions apply.
